Key features:

  • Bridge/cash release facilities for complete or near complete developments
  • Cash release for business purposes (ex. Funding a new development or refinancing mezzanine finance)
  • Loans up to £3,000,000
  • Funding up to 70% of the new completed valuation
  • Maximum cash release £1,000,000.

Lending Criteria:

Each application is assessed and negotiated on its individual merits but the following general criteria will apply:

The development:

  • The development should have reached practical completion or be materially complete with NHBC/New Homes Warranty issued or near sign-off
  • Funding may be held back to allow for minor snagging or completion works
  • Individual houses/units should not exceed £1,000,000 in value
  • Loans 100% secured as a first charge on the development property.

The developer:

  • Existing BLG customers – developers / house builders.
